What does deck repair cost in Atlanta?
It depends almost entirely on what is underneath. Replacing a few boards is a small job; replacing posts or a ledger on a deck ten feet off the ground is a larger one. We inspect first so the price covers the actual problem rather than a guess.
Repair or replace?
If the posts, ledger and most joists are sound, repair is almost always better value. When several of those have failed together, repair starts to cost close to a new deck, and we will say so.
Do I need a permit for deck repair?
Board replacement generally does not. Structural repairs, replacement and screened porches generally do. Atlanta, Decatur, Roswell, Alpharetta, Sandy Springs, Dunwoody, Smyrna and Marietta each run their own building departments, and unincorporated areas go to the county - we confirm which applies and handle it.
Why does my deck have mildew and green streaks?
Shade and humidity. Under heavy tree cover the boards stay damp after rain. It cleans off, but it is also a sign the wood is staying wet long enough to rot, so it is worth checking the boards and joists too.
Our deck is very high off the ground. Is that a problem?
Not in itself - it is normal on sloped Atlanta lots. It does mean bracing, post connections, footings and guard rails matter more, and those are what we inspect first.
What are the round holes in my railing?
Usually carpenter bees, which bore into bare or weathered softwood. They weaken rail caps and fascia over years and leave staining. We repair the damaged wood; sealing or staining it helps discourage them.
Can you add a screened porch to my existing deck?
Often, but only after confirming the deck frame and footings can carry a roof. Many decks need some reinforcement first, and we price that separately so you can see it.
How soon can you look at it?
We call back the same day to arrange the inspection. If the deck is unsafe, tell us when you call so we can look at that first.
