Smyrna is a patchwork of 1950s and 60s brick ranches and newer infill houses that replaced them, especially in the neighbourhoods around the Market Village and Spring Road. The older ranches tend to have low decks or back porches close to grade, where the problem is ground moisture and termites rather than height. The newer infill houses have taller decks over walk-out basements, and some are young enough that the builder deck is the only one they have ever had.

The original ranches tend to have low decks or back porches just above grade. Low decks never dry underneath, and there is often no room to inspect them without lifting boards. Joists and posts near the clay rot first, and they are exactly where termites reach the wood - Georgia has heavy subterranean termite pressure. When we find termite damage we repair the wood and recommend treatment by a licensed pest control company.
The infill houses are often built with a walk-out basement on the back, so their decks are a storey up. They are young, and usually sound, but we still see loose railing posts and missing flashing at the ledger on some. Permits in the city go through Smyrna's own building department.
