Deck repair
When the frame is sound, new boards are the best-value repair there is: the deck looks and feels new for a fraction of a rebuild. The catch is that word sound. Shaded Atlanta decks rot from the top of the joist down, right where the boards sit, so we pull a board or two and probe the joists before quoting a resurface. If they pass, you choose between pressure-treated and composite on top. If they do not, we tell you before you pay for boards that would need lifting again.
New boards on a sound frame are the best value in deck repair. For a fraction of a rebuild the deck looks new, feels solid underfoot, and gets a fresh start on maintenance. It is the job most people are hoping for when they call, and on a good share of decks it is the honest answer.
Shaded decks rot in a particular way. Water sits on the tops of the joists, right under the boards, and never fully dries under a canopy of oaks and pines. From above the frame looks fine; from below it looks fine; the damage is on the one face nobody can see. So before we quote a resurface we lift a board or two in the wettest area and probe the joist tops. If they are soft, that is a framing repair first, and we would rather say so now than after you have paid for boards.
Pressure-treated is the lower cost and suits a shaded deck you are happy to keep staining. Composite costs more up front and ends the staining cycle, but needs joists at the right spacing - older decks sometimes need extra joists added first. We price both side by side. Sound joists get joist tape on top either way, which keeps water off the exact spot that fails.
